The gross profitability of purchasing a home to put it on the rental market fell slightly over the course of 2023 to 7.1%, since at the end of 2022 the return offered by the home was 7.2%. According to idealista research, the profitability obtained is higher than the interest offered by 10-year government bonds (3.1%).
According to this study, which links the sales and rental prices of different real estate products to calculate their gross profitability, offices remain the most profitable real estate investment. Buying an office in Spain to rent out offers a gross profitability of 11.8%, compared to 12.9% twelve months ago. The properties offer a return of 9.9% (9.6% a year ago) and for the garages this amounts to 7.2%, up from 7.1% in December 2022.
